Town house with a breathtaking views of the hills
1Property is based in a village called Crasciana in the comune of Bagni di Lucca. Crasciana is about 700m above sea level. It has a lovely bar and a piazza.
The property has it's own parking and then you can walk less then 2 minutes to reach the house. It has a big garden with views over the surrounding villages and all the way down to the valley. The Cantina is right next to the garden. The first room of the cantina level is finished and so could be made into a Summer kitchen. It already has a bathroom at this level which makes the area very useful.
There are old stairs from the cantina level to the main house but, the floor has been rebuilt separating the living part of the house from the cantina level. It may be possible to reconnect two floors.
The living area is accessed either from the garden or from the village itself. From the garden, one enters into the night time area which is spacious with three large bedrooms that enjoy the stunning views. There are two more bathrooms at this level two.
The kitchen and village entrance are smaller and would benefit from opening up one of the non load-bearing walls. The dining room is large and opens out to a covered balcony. It is worth noting that the balcony is described as covered, it is covered by a terrace from the top floor of the building which is owned by another member of the family with who the sellers have an excellent rapport. The sellers look after the top floor apartment and so there are no issues.
The courtyard that connects the house with the rest of the village is gated and shared by the two attached houses only. The other option is to access from the private garden.
The village was once the headquarters of the Italian Partisans, one can still walk up to the Giannini farm that feed the Partisans. An hour and a quarter away is the Agriturismo called La Revia which also has a history of being one of the nerve centres of the Partisan movement. There are fascinating books about the history of the area.
There is full central heating which is currently oil fired however, the house is also attached to an underground, communal GPL tank with a gas meter so if the new owner wants, they can alter the fuel for the central heating.
