+This property is full of history having been a hunting lodge and a farm.  It comprises a villa, chapel, lemon house (limonaia) and was traditionally used by the nobile family in the Summer.

Originally, one would enter into the 'Piano Nobile', this floor has high ceilings, terracotta floors and a large rooms from which the other rooms can be accessed.  All the staircases are made from a local stone called 'Pietra di Matraia' which is no longer quarried and hence, very precious. 

The first 'Nobile? floor is characterised by large, sun-filled rooms.  The family use a smaller kitchen and breakfast room on this floor.  The main front door opens into a large salon of which there is a large, master bedroom which would lend itself well to have either a walk-in closet, en-suite bathroom or both.

Off the main sitting is a smaller room with affrescos.  This room has some interesting history from WW2.

The floors are all polished, original terracotta floors which are beautiful.

The couple who live here now live on the ground floor mainly.  They have their kitchen, bathroom and living area.

The chapel is on the ground floor and still has the grate which separated the congregation.  There is also a room where the priest used to change for the mass.  This room now really is used for storage although in the past the farmworkers would come in out of the  fields to worship.  One can really feel the history in this place.

The original kitchen is on the basement level, it is spacious and oozes history.  The kitchen the family use now is on the first floor.  There is a bathroom on this cantina floor as well as some other rooms registered as storage room.

The top floor is where the servants quarters were and comprises 5 large rooms.  These rooms have bearns as they are up-to-the-roof.  Again these rooms are lovely and large.

The limonaia is fantastic and, if someone has a large number of cars, wouldn't it be a dream to park them in here.  In front of this limonaia is a very large vegetable garden.  Currently, the limonaia is full of massive terracotta vases.

There is mains methane central heating on the ground and first floors although there are radiators on the second floor.

The villa is just 10 minutes drive from the walls of Lucca and 25 minutes from the beach.  Fantastic location for a boutique hotel or a Bed and Breakfast.
